Nestled along the lush coastline of Tabanan, just minutes from Tanah Lot and Canggu, Nuanu Creative City is redefining what a modern tourism and investment destination can be. Although the official grand opening is scheduled for August 2025, parts of Nuanu are already welcoming guests. Before opening investment opportunities to the public, Nuanu has already laid down a significant foundation. According to CEO Lev Kroll, more than $30 million has been invested into infrastructure development, including roads, electricity, drainage systems, and essential utilities across the site.

This groundwork allows the project to move beyond conceptual planning and into active implementation. Several areas within the site are already functional, with events, guided tours, and operational public spaces drawing regular visitors.

Nuanu has formally opened its next development phase to outside investors, offering a total of $70 million in investment opportunities across its commercial and residential projects. The initiative has attracted attention from both local and international markets, with over 1,200 investment inquiries submitted from across 12 countries, including Indonesia.

According to Nuanu’s CEO Lev Kroll, the selection process for partners goes beyond financial capacity. He emphasized that Nuanu is seeking strategic investors with experience and long-term vision. For example, development plans for facilities like museums, restaurants, or wellness centers would ideally be carried out with partners who have an existing track record in those industries.

This approach marks a shift from open capital fundraising to a curated investment model, where Nuanu aims to collaborate with individuals and entities that align with the project’s broader vision of innovation, sustainability, and cultural relevance.

The investment scope spans several sectors within the Nuanu ecosystem, including culinary destinations, wellness centers, entertainment venues, and residential housing, each tied to the project’s overall theme of integrated, community-driven development.

Key Commercial Projects for Investment

Nuanu’s commercial phase includes several large-scale developments, each offering distinct entry points for investors with sector-specific experience. These projects are at various stages of completion and are positioned as central features within the broader creative city ecosystem.

ACADIA: Culinary and Nightlife Hub

Located at the core of Nuanu, ACADIA spans approximately 17,000 square meters and is being developed as a multi-use culinary and entertainment venue. The design includes three signature restaurants, 28 food court outlets, 31 multifunctional spaces, and two underground clubs with a combined capacity of 2,500 people. An amphitheater seating up to 1,500 guests is also part of the plan.

As of early 2025, construction is more than 60% complete, with the official launch scheduled for Q4 2025. Once operational, ACADIA is expected to serve as a major draw for both local residents and international visitors.

Desa Jiwa: Fashion and Lifestyle Retail Zone

Desa Jiwa, also referred to as Bali Fashion Village, is a retail destination designed in collaboration with architect Popo Danes. It will feature a curated mix of local designers and global fashion brands, with retail units available under both freehold and leasehold models.

The development is positioned as a niche retail experience with potential for capital appreciation, particularly for investors interested in boutique retail, lifestyle branding, or culturally-aligned commercial real estate.

LUMEIRA: Wellness and Community Anchor

The wellness sector is represented by LUMEIRA, which has already begun operations and has reached high occupancy since its initial opening. It includes facilities such as a large-scale wood-fired sauna dome, sound therapy rooms, and community wellness programs.

What sets this project apart is its collaboration with the Art Privilege Fund by Nuanu. Buyers not only acquire high-end residences but also gain access to curated artwork and art ownership programs, blending real estate with contemporary art investment. The properties are available with full ownership options, open to both Indonesian and foreign buyers.

Biom

Biom takes a different approach, offering a residential concept grounded in wabi-sabi philosophy and functional minimalism. The development includes 68 units, a mix of townhouses and villas, all fully furnished and professionally managed. Design elements combine natural materials, modern lines, and indoor-outdoor flow, with an emphasis on harmony between architecture and the surrounding environment.

The properties are available under a 25-year leasehold structure, with optional extensions. A small number of units (three) are available under freehold titles, open to both local and international ownership.

Biom is positioned for dual-purpose use, as a private residence or as a mid- to long-term rental property, allowing investors to generate passive income while retaining lifestyle flexibility.

Already Drawing 80,000 Visitors Per Month

Although Nuanu’s official launch is still months away, parts of the development are already open to the public and actively in use. Key attractions such as Aurora Media Park, interactive sound installations, glass-blowing workshops, and various outdoor art installations are operating on-site.

These early-phase experiences have proven to be a draw. According to Nuanu’s leadership, the site is currently receiving an estimated 80,000 visitors per month, with a large portion being international tourists. The development team projects that Nuanu will attract up to 3.2 million visitors between July 2025 and July 2026, once more of the site becomes fully operational.

This early momentum indicates strong public interest and provides real-world validation for Nuanu’s visitor-centric design and programming model.

Nuanu is not positioned as a conventional resort or real estate development.
